TO LET: An exciting opportunity to occupy approximately 73.30 acres of freely draining, level lying land under a Farm Business Tenancy. The land is classified as Grade 3 and is well equipped with stock fencing and mains water troughs.
Tenancy - The land is available on a 3-year Farm Business Tenancy Agreement comprising 73.30 acres of level lying Grade 3 pasture, suitable for grazing or mowing. Arable cropping could be permitted. It is possible that a 120ft x 60ft steel portal frame, tin clad agricultural building could also be occupied under the same tenancy, by separate negotiation.
Occupation of the land as soon as reasonably possible.
Access - Access to the land is directly from Bindon Lane.
Agri-Environment Schemes - The land is not currently entered into any agri-environmental schemes but is registered on the Rural land Register and can be transferred to the incoming tenant.
The occupier is welcome to enter into any relevant schemes as long as the Landlord has given written consent to the proposal (such consent not to be unreasonably withheld).
Viewing - All viewings must be accompanied and should be scheduled in advance with the agent.
Tenders - Tenders are invited by 12:00 noon on the 10th April 2025. A Tender Pack including Tender Form and 'Heads of Agreement' for the tenancy can be made available.

The bid should clearly state the amount of annual rent and should be accompanied by a summary of the Tenants farming background, current farming operations and proposed farming system. The Landlord is under no obligation to accept the highest, or any Tender.
Designations - The land is situated within Dorset Natural Landscape.
The land is situated within a Nitrate Vulnerable Zone.
The sporting rights, specifically those for hunting and shooting, are reserved and exercised by the landowner.
The mineral and timber rights are reserved but not currently exercised.
